Job Description:
The Director of Construction’s primary responsibility is to manage multiple construction projects throughout the chain of Trader Joe’s Neighborhood Grocery stores working both within the context of opening new stores as well as within stores currently open and conducting business.
Job Responsibilities:
- Retain and instruct architects, experts, engineers and general contractors
- Establish construction timetables and communicate with appropriate parties
- Prepare basic fixtures plans and oversee architect in preparing construction documents
- Accountable for design, budgeting, construction of new stores, relocations, expansions, and special projects
- Collaborate with internal leasing team to review and negotiate Exhibit “C” lease language for Landlord work, directly with Landlords
- Coordinate designs and scopes of work with store operations and obtain internal approvals
- Provide construction management duties for multiple new stores, relocations, expansions and special projects per year, and assist the Real
- Estate group in assessing new site feasibility
- Coordinate landlord and landlord general contractor in construction of lease required items being performed for/on Trader Joe’s behalf
- Review construction documents for accuracy and coordinate with project partners
- Compose budgets for all new store, relocation, expansion and special projects
- Obtain, negotiate, and accept construction bids and drive the entire build-out process
- Supervise application process for all permits and approvals
Job Requirements:
- Superior communication skills
- Familiarity with National Building and Fire and Accessibility Codes
- Comprehensive Project and Construction Management skills
- Excellent organizational skills
- Superior attention to detail
- Strong understanding of refrigeration system design, operation and maintenance
- Superior people relation skills
- Excellent time management skills
- Ability to manage multiple projects simultaneously
Qualification & Experience:
- Familiarity with leases and lease terminology
